According to the "New Renovation of Old Communities" report in the 20230318 issue of the "News Survey", some of the installed elevators were not affordable for the public to afford, and eventually locked the doors. They were originally a project for the benefit of the people, but eventually became furnishings.

This is an elevator installed in Jingsong North Community, Beijing

There are 6 floors using elevators, with 2 households on each floor and a total of 12 households. Half of the elderly people live alone in this old building, with about 3 households rented out. In the end, 10 people keep one elevator, and no more than 2 people go up at once. Are you overusing your talents? Due to high investment and maintenance costs, some elevators have been locked due to a shortage of users who cannot meet maintenance fees, resulting in labor and financial losses. My elevator is owned by 110 households. The monthly electricity bill is over 20 yuan, and the elevator maintenance fee is only a few hundred yuan.

Taking a look at the installed elevators and adding an elevator room at the same time is equivalent to adding another part of the building, which increases the cost.

This is the elevator entrance and exit,

The elevator structure can be seen through the glass, which is a large elevator with a load of over 320 kilograms, which is the minimum specification of the elevator.

The load capacity of elevators mainly includes 320, 400, 630, 800, 1000, 1250, 1600, 2500kg, etc.

Installation of an elevator costs 800000 yuan, with a one-time personal investment of 25000 yuan and an annual maintenance fee of 900 million yuan. Other government subsidies will be provided. If the demolition is carried out within 10 years, all the investment will be wasted.

Due to the shortage of personnel in old residential areas, large elevators cannot be maintained and there is a risk of demolition at any time. If neighbors do not need to install them, one can independently install micro elevators at a cost of around 30000 yuan, and the maintenance cost is within 500 yuan per year. They are not installed in pedestrian staircases, and do not affect the entry and exit of people in the same unit. The noise does not affect neighbors. Do not build an elevator room, do not damage the structure of the building, do not block the light of neighbors, and take a shortcut up the stairs again.

This type of seat elevator installed in a pedestrian stairwell does not require the addition of an elevator room, which is lower in cost and has drawbacks such as slow speed, loud noise, and impact on pedestrian traffic. It requires the consent of people in the same unit to install the elevator.

The above are two types of elevators that can be installed at present. Let's take a look at a new type of elevator I designed, which is installed above and below the exterior wall like a sightseeing elevator and can be accessed through flipping windows.

Figure B shows the elevator track installed on the exterior wall, while Figure A shows an enlarged view of the track,

This type of apartment does not have a balcony, with a schematic diagram of the installation position of the track. The blue track is fixed to the exterior wall like a train track. The elevator car goes up and down along the track, reaches the preset floor, stops, rotates 90 degrees, aligns the car door with the window, opens the car door, extends the seat into the window, lands on the ground, and people walk out.

The elevator rises flush with the window,

Separate the elevator car from the pulley, rotate it 90 degrees, and align the car door with the window; Then open two doors for personnel to enter and exit. If the window is changed into a french window, there is no need to install retractable seats in the elevator.

Main structure:

Track, pulley, lift car, winch, control box, anti fall device, anti strong wind, rain measures, power outage measures, emergency power supply with battery, will not trap personnel in the elevator due to power outage or malfunction, suspended in mid air. There is no need to balance weights. The equipment cost is 10000 yuan, and the installation fee is 8000 yuan,

It does not affect the entry and exit of pedestrians in the stairwell, and is installed on a public exterior wall without the consent of neighbors. It can be used by all units or can be installed and used exclusively.

Linear track has low cost, easy manufacturing, convenient installation, fast up and down speed, and is not load-bearing, making it superior to handrail track. Winch lifting, low cost, safety, low noise,

It is equivalent to adding an escape route. In case of a fire in the hallway, you can climb down the elevator track or climb to the top of the building.

The elevator can reach the top of the building, making it convenient for activities and utilizing the roof.

The present invention is easy to manufacture, does not require high-tech, easy to purchase accessories, has a large market, is urgently needed by the people, and is supported by the government. It is a disruptive innovation that opens up a third way of getting up and down stairs, adding a 90 degree rotation function to the elevator car of the sightseeing elevator.

The government wants old residential areas to have elevators, and people also want to have elevators up and down. Now that large elevators are installed, people cannot afford them. The government also wants to make the installation of elevators market-oriented. Therefore, it is necessary to have micro elevators with fewer floors and personnel to solve the problem of personnel going up and down stairs. Moving furniture below the 7th floor through walking stairs is competent for people, while manually moving furniture above the 20th floor is too difficult and requires an elevator. Elevators in high-rise buildings cannot be installed in old neighborhoods with only 12 households. The old houses are small in size and cannot accommodate a few people, all of whom are elderly and unwilling to spend money. Try to invest as little as possible to make it affordable for people to install and use elevators. We should simplify according to the simple and avoid damaging or adding to buildings.

Some old communities will eventually be demolished and converted into high-rise buildings, while others cannot be demolished, such as the old concessions of foreigners and the commemorative old communities of the times (Jinsong Community) in the early days of the founding of the People's Republic of China. Living in an old house worth millions of yuan, it is difficult to get in and out. Without an elevator, it is difficult to get up and down. With an elevator, it cannot be maintained. It cannot be imported from abroad, and it cannot be solved domestically. This has become a dead end.

Without comparison, without knowing the defects of existing elevators, it is not difficult to manufacture elevators. The difficulty is to design the path up and down stairs. Most companies are imitation products. How many companies will create a new product? This is basic science, not high precision, but also an intelligent product, right? It is not elevator companies or elevator engineers who have developed this new type of elevator. In the end, they will still be responsible for manufacturing and setting standards for acceptance, in order to be allowed to be installed in old residential areas.

The ultimate goal of the government is to marketize and introduce market mechanisms. If Beijing invests the subsidy for renovating a community to build a micro elevator factory, all old communities will no longer need subsidies to install elevators in the future. The installation of elevators in old communities can be market-oriented. Investors need to be good at communicating with the government and obtaining registration permits in order to enter the market. How to establish acceptance standards for new products? Who will formulate it? How can a new type of elevator be manufactured and enter the market without obtaining acceptance approval?

I have designed it. I don't have the funds or time to operate, and someone needs to invest in production. In order to produce in an orderly manner and avoid vicious competition, the Ministry of Urban and Rural Housing and Urban Development needs to calculate how many old communities need to install elevators, and roughly how much large-scale production capacity is needed, so that investors don't have to blindly jump on the bandwagon. It is best for patents to be acquired by the government, as the renovation of old communities is a government led project that benefits the people. After installation, after-sales service and safe use must be subject to government supervision. Clearly announce to those old communities that the government plans to demolish, which are planned to be demolished within 10 years, which are planned to be demolished within 20 years, and which are permanently retained. Install elevators with corresponding lifespans to avoid waste. The number of old communities is limited, and there will be no new old communities in the future, so the number of elevators installed is limited. This type of micro elevator enterprise has a short lifespan, and who will provide after-sales service after the enterprise stops production. Investors need to know the lifecycle of a product, so how many people are willing to invest in this short-lived product? The profit margin is also low. Investing in human run enterprises is for profit, but the profit is too high for the people to afford. The purpose of producing this product is to make it affordable for the people. Why does the government require centralized bidding for the procurement of drugs and medical devices? It's just to make medicine affordable for the people, which is a principle. The installation of elevators has definitely been tendered now, but there are no suitable elevators for old communities among existing elevator companies, and only the lesser of the two harms can be achieved, resulting in the current inability to afford elevators. A big horse pulls a small car.

Which government department is needed to take the lead in breaking the current deadlock? Who is willing to take the lead? Can Zhongguancun Entrepreneurship Park recruit such civil science achievements? Because Beijing has the most old communities, the government is willing to do so. There are not many old communities in Shenzhen, and there are many handshake buildings without elevators that are rented out to migrant workers. The demand for installing elevators is not large and is not suitable for production in Shenzhen.

Through this project, you can see my abilities. This is basic science, recreating a way to get up and down stairs, redesigning an elevator. Without me, you wouldn't see this elevator, no one invested in manufacturing it, people wouldn't have access to cheap elevators, and no one invested in manufacturing elevators? Looking at people's consciousness, if you want me to continue creating more basic sciences, I have to eat, and I hope everyone can provide some funding for the meal.
